Position Overview: Bruce Paparone New Homes, Southern New Jersey’s leading private home builder, is seeking a Land Development Manager to join our team. Reporting to the Director of Land Development, this role will play a key part in acquiring, entitling, and developing new communities to support our growing homebuilding operation. The ideal candidate is proactive, analytical, and a natural problem solver. They have experience working with municipalities, managing contractors, and collaborating with sales and construction teams. From groundbreaking to final bond release, they ensure projects stay on track and run smoothly. Key Responsibilities:
- Oversee site development of new home communities, managing vendors and contractors.
- Drive land entitlement process to create buildable lots from raw land.
- Liaise with townships and agencies regarding approvals, compliance, and bonding.
- Create and update land development budgets.
- Research and evaluate potential land acquisition opportunities.
- Assist in negotiation of land deals.
- Act as a resource for Sales and Construction teams, answering questions regarding site development, lot features and design.
- Manage and implement community HOA Boards.
Qualifications:
- Bachelors Degree in Engineering, Business Admin, Construction Management or related field.
- Experience with the land entitlement and approval process.
- Experience budgeting and managing mid- to large-scale construction projects.
- Familiarity reading, interpreting, and revising blueprints.
- Strong proficiency with Microsoft Office, specifically Excel.
- Excellent attention to detail and communication skills. A proactive problem-solver.
Job Details:
- Salary: $65,000+ (Actual salary will depend on experience)

Position Overview: Bruce Paparone New Homes, Southern New Jersey's most prominent private home builder, is looking for a passionate candidate to join our team as a Purchasing Estimator. As part of the Purchasing Team, you will be responsible for new home construction budgets, trade partner relations, and ownership of the construction management system (Marks System). You’ll collaborate with the Sales, Construction, and Marketing teams to play a pivotal role in the successful design and construction of our new home communities. Key Responsibilities:
- Oversee and update project budgets, trade partner contracts, material take-offs
- Maintain pricing data, product & options descriptions, and material lists on the construction management system
- Manage the product & options library, organizing budgets, specifications, and blueprints.
- Develop scopes and standard operating procedures that assure trade partner compliance with construction standards, local, state and national building codes, and safety regulations
- Be a company resource for questions about pricing and design specifications
- Perform value engineering analyses to ensure cost-efficient production
- Present reports to senior management on project budget projections and post-construction profit and loss
Qualifications:
- 2+ years' experience as an Estimator in construction or a related industry
- Bachelor's degree in construction management, Business, or similar
- Proficiency in budgeting, cost analysis, and financial reporting
- Proven organizational skills and attention to detail.
- Expertise with Microsoft Excel. Familiarity with and ability to master information management software.

Key Responsibilities:
- Thoroughly clean and set up job sites in preparation for incoming trades.
- Efficiently unload, deliver, and distribute construction materials to designated areas.
- Actively assist our punch list and service teams to ensure the completion and maintenance of tasks.
- Prioritize safety by preparing construction sites, identifying, and eliminating potential hazards.
- Collect and transport materials from lumber yards, home improvement stores, and other job locations as required.

Key Responsibilities:
- Develop, maintain, and grow relationships with local businesses to generate leads and prospect for new client
- Assess prospective client’s insurance needs and understand risks to determine coverage
- Present customized insurance programs unique to each client and close deals
- Build strong relationships and network with local groups to establish a lasting presence in the community
- Maintain relationships to build a business of referrals and manage existing accounts
Qualifications & Skills:

- Training and classes for an insurance license will be provided, if unlicensed
- Prior sales prospecting experience is preferred
