*5-Year TAX ABATEMENT: All new homeowners at East Gate at Wexford will receive a 5-year tax abatement, put in place by Lumberton, to significantly reduce the amount of property tax that they pay over the course of the first 5-years of home ownership. East Gate at Wexford homeowners will be responsible for the total Land Tax payment each year, and will pay an Annual Service Charge equal to a percentage of the taxes otherwise due on the improvements over the course of the 5-year tax abatement. The Five Year Tax Exemption Agreement with the town of Lumberton provides that a buyer will pay (i) in year one of the tax abatement, 0% of the taxes otherwise due on the improvements; (ii) in year two of the tax abatement, 20% of the taxes otherwise due on the improvements; (iii) in year three of the tax abatement, 40% of the taxes otherwise due on the improvements; (iv) in year four of the tax abatement, 60% of the taxes otherwise due on the improvements; and (v) in year five of the tax abatement, 80% of the percentage of the taxes otherwise due on the improvements. Thereafter, a buyer will pay traditional real estate taxes assessed on 100% of the value of the land and improvements without any further abatement. The 5-year tax abatement begins on January 1st of the 1st full calendar year of residence (prorated payment will be due for balance of calendar year in which closing takes place based on settlement date).
